Drywall Contractor & Drywall Repair in Shenandoah, TX | Spring Drywall Co.

Spring Drywall Co. has worked as a drywall contractor on homes and commercial buildings throughout Shenandoah, Texas, for 15 years. Drywall is also called Sheetrock, gypsum board, or wallboard - all the same panel.

Much of our work is drywall installation and repair, from replacing a single damaged panel to removing an entire wall, hanging new board in a room that has been opened out, or handling water-damage drywall repair after a leak. We finish and texture the drywall we install to match the surrounding wall, and we also do commercial drywall work in offices and retail space.

We also strip ceilings, including popcorn ceilings, hang specialty board where the room requires it, build new walls from the studs up, and handle the smaller finishing jobs.

Shenandoah is an incorporated city of roughly two square miles, divided by Interstate 45. Its 3,499 residents live in a few small subdivisions behind a commercial frontage of offices, hotels, retail and medical buildings, so the sheetrock we repair on a Tuesday morning is just as likely to be in a waiting room as in a bedroom.

We are insured, and we also serve the surrounding communities in Montgomery County. Call (936) 286-6045 or use our quote form for a clear, written price on your project.

What Shenandoah Property Owners Get From This Drywall Contractor

Spring Drywall Co. has spent 15 years as a sheetrock contractor on walls and ceilings across north Harris and Montgomery counties. We carry general liability insurance and can send our certificate of insurance before work begins. Over that time, we have settled into a few working habits:

  • The person who walks the job and gives you the price is also the person who runs the crew doing the work.
  • We choose the board based on the room and its use, and any specialty panel is priced as a separate line item instead of being buried in the total.
  • One contractor handles the job from metal stud framing, including the steel studs inside the wall, through taping, texture, priming and paint.
  • We finish new work so the repair does not stand out when you walk into the room.

Our on-site estimates are free, the written estimate is line-itemed before you commit, and financing is available on larger projects. Call (936) 286-6045 when you are ready to get a date and a price.

We also work in Oak Ridge North, just south of Shenandoah on Interstate 45, and across the Montgomery County communities around it.

The Jobs a Drywall Contractor Does in Shenandoah

Sheetrock repair and installation are the bulk of what we do across Shenandoah, and the work below covers every service we offer.

Drywall Repair in Shenandoah

We repair the damage that stands out across the room, including nail pops where a screw head pushes the surface into a small dome, doorknob holes, cracked seams, and torn paper. On your wall we cut back to sound board, re-tape the joint with joint tape and joint compound, and finish the patch to match the wall around it. Most of our sheetrock repair calls come from homes behind the commercial strip or leased suites along it.

Drywall Installation in Shenandoah

We hang and finish new board on your walls and ceilings, tape the joints, and leave the surface ready for paint. Our sheetrock installation follows ASTM C840, the published standard for installing and fastening gypsum panels: ceilings go up before walls, seams are staggered so no joint runs the full height, and every screw head is set just below the paper without tearing it. Every later coat depends on getting this stage right.

Water Damage Drywall Repair in Shenandoah

We cut out board that has been wet long enough to lose its strength, swell or stain instead of painting over it, and we dry the framing and wall cavity first. We compare the exposed framing and surrounding materials against dry reference readings before closing the wall. In bathrooms and laundry rooms, we replace the damaged board with mold-resistant board. Where Texas law requires licensed mold assessment or remediation, that work is handled by a licensed mold professional first.

Drywall Finishing & Texturing in Shenandoah

GA-214 assigns a number to each level of finish, so you know exactly what your wall is getting. Level 4 is our standard finish, while a Level 5 skim goes on walls where raking light or gloss paint will make ridges and surface defects stand out.

We spray or trowel texture over the finished surface, and texture matching means looking closely at the weight and density of the existing texture. Homes here span about fifty years of construction, so the orange peel on one street is not the knockdown on the next.

Commercial Drywall in Shenandoah

We work in the offices, hotels, retail suites and medical spaces that make up most of this city's floor area. Commercial drywall work is what changes a tenant space between leases, and it covers finishing out a raw or stripped suite, moving metal stud partitions to divide the space differently, repairing or replacing suspended ceiling grid, and patching the suite so it is ready to show and rent again. Each of those decides whether a suite can be shown or let.

Ceiling Drywall and Popcorn Ceiling Removal in Shenandoah

We handle four types of ceiling work: ceiling drywall repair and replacement when a panel sags or a taped seam opens, ceiling drywall installation on new or opened-up ceilings, popcorn ceiling removal followed by either a new texture or a smooth finish, and acoustical ceilings where a grid with removable tiles is the better fit for the room.

Popcorn texture or other suspect material is tested by a qualified asbestos professional when its age or condition warrants testing before disturbance, and we scrape only material the results clear as safe. Ceiling joists are commonly spaced 24 inches apart, and at that spacing we use sag-resistant ceiling board.

Moisture-Resistant, Fire-Rated and Soundproof Drywall

The panel behind the finish is not always standard gypsum board. We use moisture resistant drywall, the panel still commonly called green board, in bathrooms outside the shower, as well as in laundry rooms and kitchens. Ordinary gypsum drywall is outside our scope as the tile substrate in direct-wet shower and tub-surround zones. In those areas, we use an approved tile-backer board instead.

We install fire-rated drywall systems where a separation between spaces is specified, typically using 5/8-inch Type X board. The fire rating belongs to the full tested fire-rated assembly, including framing, fasteners, layers, and joints. Soundproof drywall installation is also work we build as a complete assembly rather than a single product we fit.

New Construction Drywall, Partitions and Metal Stud Framing

Sometimes there is no wall in place yet, whether it is a newly built house being finished out or a suite being divided for a new tenant. New construction drywall is the first board we hang in either case. Partition wall installation divides a room or suite into two spaces, while metal stud framing supports commercial partitions and residential walls that need to stay straight. We install the insulation before the drywall, while the wall cavity is still open.

Plaster Repair, Wallpaper Removal and Drywall Detail Work

The smaller jobs are the details that keep a wall looking finished. We build custom drywall and architectural features such as niches, arches and radius corners, along with drywall soffits and bulkheads that box in ducts, beams and cabinet runs. We also replace corner bead, the edging that protects an outside corner from knocks and damage.

We do plaster repair where the wall is plaster rather than board, wallpaper removal where paper has been painted over, and rehang or reattach drywall that has pulled loose. We also install access panels to provide a removable cover over valves and cleanouts. Drywall priming and painting is the final stage, and we handle that work ourselves.

What Drywall Work Costs in Shenandoah

Before we see your wall, we can still give you a general idea of what the work costs in this area. These five price ranges cover most jobs here:

  • We patch a small to medium hole in the $200 to $600 range.
  • We repair the drywall in one room in the $150 to $1,500 range.
  • We repair a ceiling in the $400 to $1,300 range.
  • We rebuild a wall after water damage in the $600 to $2,500 range.
  • We hang, tape and finish new board to a Level 4 finish at $2.00 to $3.00 per square foot.

Three things move a drywall repair cost. Multiple repairs done on the same visit usually cost less per repair, because setup, containment and sanding are shared across the job.

Priming and painting is work we handle ourselves, so you do not have to line up a separate trade, and it is quoted as its own line. The square-foot rate above covers hanging, taping and a Level 4 finish, but not the paint over it. Office and hotel ceilings are also much higher than residential ceilings, so a repair that requires platforms costs more than the same work done at arm's length.

About Shenandoah, Texas

The city covers about two square miles of Montgomery County on either side of Interstate 45 and has governed itself since 1974. Development began in the late 1960s on the east bank of Panther Creek, and the owners of about 500 homes later voted to incorporate. The 2020 census counted 3,499 residents, and students in Shenandoah attend Conroe Independent School District schools.

Woodforest Bank Stadium, owned by Conroe Independent School District, is here, along with Metropark Square and the Portofino Shopping Center on opposite sides of Interstate 45, and Kroger operates its Houston-area offices in the city. A large share of Shenandoah's revenue comes from sales tax, which has helped the city keep the lowest property tax rate in Montgomery County. Whichever side of the interstate your building is on, we cover all of it.

Drywall Work by Shenandoah Neighborhood and House Age

Four named subdivisions sit inside a city split by Interstate 45, with about fifty years between the oldest streets and the newest. What your wall needs depends more on when the house was built than on the size of the hole, so each subdivision below is paired with the drywall work we see most there.

Shenandoah Valley: Taking Paper Off the City's First Walls

The city began here in the late 1960s, just west of the interstate, and the land was recorded in numbered sections instead of as a single tract. These are the oldest walls we work on.

When we open one of these walls, we usually find half-inch board with brittle paper facing around earlier cuts and joints that have already been filled once or twice. Houses of this age have also usually had wallpaper at some point, with paint applied over it later. Removing that paper tears the facing on the drywall behind it, so wallpaper removal is the start of the repair rather than the end, and the damaged face gets a skim coat of joint compound before paint.

Tuscany Woods: Rebuilding a Shaped Ceiling or Niche to Match the Room

Tuscany Woods is a newer subdivision developed largely in the early 2010s, and its walls were finished to a builder's baseline with sprayed texture. Floor plans from that period include plenty of shaped details, such as tray ceilings that step up in the center, recessed niches, boxed beams, and radius corners. Those details take the most work to restore when they are damaged.

A curved corner has to be rebuilt to the same radius, and a stepped ceiling has to keep the same step so the shadow along the edge falls where it did. We build these architectural features from new as well as repair them, and we finish custom drywall of this kind to match the room around it.

Wellman Manor: Building a Quiet Room Into a Newer House

Wellman Manor is a small gated development off Wellman Road, completed early this decade, with large floor plans and tall wall runs. In homes of this size, the rooms most often chosen for soundproofing are media rooms, home offices and game rooms. Reducing sound depends on adding mass to the wall, building the framing correctly behind it, and sealing every joint.

Soundproof drywall and acoustical ceilings are both work we handle here, built as part of the room rather than added afterward. On tall wall runs, we also pay close attention to butt joints, where two square-cut board ends meet without the tapered recess that holds the filler, because those joints are the first to show on a wall of that height.

Boulevard Green at Vision Park: Closing Off a Room for an Office

Boulevard Green at Vision Park is newer, built for low-maintenance living a short distance from the office district next door. In these open-plan homes, the most common reason to call us is to add a wall, whether that means closing off a bedroom from the living area or creating a home office within a space that started as one room.

Partition wall installation puts all of that in one scope, from framing and board through tape, texture and paint, and we match the finish on both sides. In homes this age, most repairs are to edges and move-in damage rather than age-related problems, so we rebuild the corner bead and re-float the joint instead of repairing the entire wall.

After-Hours Drywall Work in an Office and Retail City

In an occupied building, the first question is when the work can be done without closing the suite. Our regular hours are Monday through Saturday, eight to six, and we schedule commercial work outside those hours when the job requires it.

Drywall Work in a Suite Between Tenants

A suite turn is the period between one tenant moving out and the next one opening, and the opening date is usually the one deadline that cannot move. With the space empty, we can work straight through, handling patch rounds, changes to the partitions that divide the floor, and repairs to the suspended ceiling grid in one visit instead of three.

The joint compound used to fill the seams has to dry before texture goes over it, so some repairs need to sit overnight before we finish them. We invoice each suite separately so the manager can charge the work to the correct tenant.

Wall Repairs Around Staff Who Stay in the Building

The second case is an office floor, hotel corridor, or medical suite that stays in use while we make the repair. Plastic barriers, sealed doorways, and vacuum-assisted sanding are part of the base scope on every occupied-space job, not an add-on.

We keep tools clear of public corridors, work in stages so each area stays safe to walk past, and leave the space usable before staff return the next morning. Sanding needs the most control because smoothing dried compound is what creates the fine dust. If your floor cannot close for a week, we plan the work around keeping it open.

Shenandoah Drywall Contractor Questions, Answered

Can you work around our business hours in Shenandoah?

Yes. This is a normal arrangement rather than an exception. When an occupied building needs the work done outside our regular hours, we schedule it for an evening or weekend. We set that schedule during the estimate and put it in writing, so the start times are agreed before the job begins.

Do you do residential work, or only the commercial buildings?

Both, and houses make up the larger share of the calls here even though the commercial frontage is the more visible part of the city. We also take small repairs: a single nail pop or one doorknob hole is a job we do, not something you have to bundle into a whole room.

Can you schedule around the Conroe ISD school calendar?

Yes. Shenandoah is in Conroe Independent School District, so term dates and the morning school run affect the hours a house stands empty. We plan the cutting and dustiest stages for the quietest part of the day we can find, and you get the room back before the evening.

What does your written estimate actually cover?

Every part of the job is priced separately before you agree to the work, including the board, joint tape, texture, and any specialty panel the room requires. Estimates name the GA-214 finish level as its own line item, so a Level 5 skim is a priced choice rather than a vague allowance.

Which parts of Shenandoah do you cover?

We cover the whole city on both sides of Interstate 45. We also work in the surrounding Montgomery County communities on the same days, so your repair can be scheduled along a route we are already running, which is usually what makes an evening slot available instead of pushing the job out several weeks.
